You have to use a specialist because there is totally an art to getting a short sale under contract at the market value… and then to build the foundation for the deal to actually close.. .let alone negotiate it properly and effectively to get it closed…

The real goal is to get it closed with the seller paying NOTHING and with no risk of deficiency and NO prom note (promisary note).
