Buyer showing feedback is essential to selling a home. It help us to know what buyers and their buyer agents really thought of your home, its condition, the asking price, and helps point out anything that may be stopping buyers from buying it.
If you never know what a buyer’s honest opinion is, there’s no way you can make changes that may be stopping your home from selling. How I provide you with feedback will allow you to receive feedback quickly and sell your home for more money.
We promise to provide constant electric updates on showings and the market Team Buoscio will make personal contact, on a regular basis, with the seller to update the seller on recent showings and the current market conditions vie E-mail and though Home Showing Feedback.
You agree to allow us to show the home and make it shiny: The Seller will make the home available for showings, at reasonable times, and will always maintain the home in proper showing condition. Proper showing condition includes: lights on, beds made, sinks clean, general items picked up, etc. If you are away from the home, it is not necessary to leave the lights on.
How to determine your market value is like a gas gauge. If you get no showings, then the price is to high: Seller acknowledges that if Team Buoscio is not receiving enough home showings, it is likely the asking price is too high, and not because of any of the sellers feelings of certain types of marketing tactics they feel should be applied to the sale of their home. If Team Buoscio is receiving showings, but no offers, the feedback from agent showings will isolate the objections for us. Team Buoscio will evaluate the objections and address them. Seller understands that the most appropriate response to many objections usually is a reduction of the sale price The basic rule of thumb is – if there are now showings by appointment in 14 days we are overpriced. We have a Pricing the Property to Sell addendum(attached) that will record our pricing strategy.
Everything we (Seller and Broker) agreed to is in writing up front: Seller and Team Buoscio Realty part of Better Living Realty Consultants, acknowledge and accept that no prior or present statement, advertisement, agreement, representation, warranty, or guarantee of any sort (whether oral or written) shall be binding upon Seller or Team Buoscio Realty, Better Living Realty Consultants, respectively, unless such information is specifically referenced and included in the “Sold-in-A-Week Listing Addendum, or any written amendments thereto. AGENT shall not be responsible for any error of judgment or for any mistake of fact or law, or for anything which it may do or refrain from doing, except in cases of willful misconduct or gross negligence
Better Living Realty is allowed to modify the MLS Price and basic information with Seller’s written approval by email or fax: Seller authorizes their Team Buoscio Agent to fill out information for, and sign on their behalf, any and all Multiple Listing Service Input Forms required by the Multiple Listing Service. Without limitation, this information includes the property features, exclusive right of sale listing agreement extentions, and listing price (including any price changes). All changes and modifcations will be made with Seller’s prior verbal consent and will be made only to MLS related forms and extentions of the Exclusive Right of Sale, not to any purchase and sale contracts. We will attempt through fax, email or voicemail to get all modifications approved.
Contract Negotiation Guidelines: Seller agrees to meet at Team Buoscio’s Office at 2202 S. Halsted, Chicago, IL 60608, during normal business hours if we must meet in person (Mon-Fri 8-6) to sign offers and counter-offers, or to accept and sign offers via fax or e-mail. Both parties agree that the process of negotiating a contract is as followings:
· Offers, received by Team Buoscio from buyer Agent, are presented to the seller to review over the phone, and a copy of the contract sent via e-mail or fax for the seller to review also.
· Offer is countered first by phone to Team Buoscio, then Team Buoscio to the buyer agent.
· Once verbal offer is accepted, seller and Team Buoscio meet at Team Buoscio office, or the offer is sent to seller for signatures.
I Approve Team Buoscio’s Marketing Plan: I also agree that the Team Buoscio marketing plan, attached to the Exclusive Right to Sale listing agreement, is the plan that the Team Buoscio will use to market my home after the auction.
I Agree that over 87% of the buyer are shopping for a home Online: An overwhelming majority (87%) of recent home buyers in the US say they used the Internet as an information resource during their home-buying process, and nearly one-third say they first learned about their newly purchased home from an online channel, according to a study from the National Association of Realtors (NAR). Though the Internet was the most popular source, buyers also cited information from Real Estate agents (85%), yard signs (62%), open houses (48%) and print or newspaper ads (47%). Fewer buyers relied on home books or magazines, home builders, television, billboards and relocation companies, the study said. When asked where they first learned about the home they purchased, 34% of buyers said a Real Estate agent; 32% cited the Internet; 15% said from yard signs; 7% said from a friend, neighbor or relative; 7% said home builders; 3% said from a print or newspaper ad; 2% learned directly from the seller; and 1% from a home book or magazine. The NAR also found that 87% of home buyers used the Internet to search for a home purchased through a Real Estate agent, in contrast with 72% of non-Internet users, who were more likely to purchase in a private transaction directly from a builder or from an owner they already knew.
